How Much Does Commercial Cleaning Cost in Nashville? What Drives the Price
If you manage an office or a building, you have probably asked about commercial cleaning cost and heard “it depends.” That answer is annoying, but it is honest. Two offices that look alike on paper can cost very different amounts to clean.
We are not going to throw out one number that fits nobody. Instead, this post shows you what moves the price, so you can compare quotes fairly and know what to ask.
New to all this? Start with what is included in commercial cleaning. This post is about the money side.
Size of the space
Square footage is the first thing every cleaner asks about, because more floor means more time. But total size is only part of it. A 5,000-square-foot open office is faster to clean than 5,000 square feet cut into many small rooms, offices and closets. The number of floors and how spread out the space is matter too, because crews spend time moving between areas and carrying equipment.
How often you want service
Cleaning daily, weekly, bi-weekly or monthly changes the price per visit and the shape of the work. A more frequent schedule keeps the space from building up dirt, so each visit stays lighter. A monthly visit has more to catch up on. Ask any company to price two or three schedules side by side, so you can see the difference.
What is on the task list
A basic visit costs less than a visit with extras. Anything you add takes time, and periodic deep cleaning is usually a separate line from the regular visit. Write down what you need and what you can skip. (Our other post lists what is typically included.)
Restrooms and breakrooms
Restrooms take the most careful, hands-on time in any building. The number of restrooms, fixtures and stalls matters. So does a busy breakroom with a full kitchen. Count them before you call.
Condition of the space
A space that is cleaned on a regular schedule is quicker to maintain. If a space has been neglected, the first visit usually takes more time than the ones after it. Tell your cleaner honestly what shape the space is in. A good company would rather hear it up front than be surprised.
Floors and surfaces
Carpet, tile, hard flooring, glass and stainless steel each need their own method and time. If you have a lot of one type, say so. Extras such as carpet cleaning, window cleaning (height matters) or floor stripping and waxing each add time, so list them when you ask for a quote.
Hours and access
When the cleaning happens can affect the price. After-hours cleaning is common for offices, because it keeps the crew out of your team’s way. A day porter, who works during business hours, is a different kind of service from a nightly clean. Access matters too: how the crew gets in, whether there are alarms, and how many floors or buildings are involved.
Supplies and equipment
Ask who provides what. Some quotes include cleaning supplies, equipment and restroom paper and soap. Others leave some of that to you. Two quotes can look far apart simply because one covers more. We bring our own cleaning supplies and equipment, and we can keep restroom soap and paper stocked.
Contract length and terms
Some companies ask for a long contract and charge a fee to leave. Others work month to month. Neither is wrong, but the terms change what the price really means. Ask how long the agreement runs, how much notice you need to change the schedule, and what happens if you want to add or drop a day. A fair price with flexible terms is often worth more than a slightly lower price that locks you in. We do not require a long contract. Month to month is fine.
The company itself
Staffing, training, insurance and management time all sit behind a price. The cheapest quote can leave something out. A local, owner-operated company can tell you plainly what is in the price and who will show up.
How to get an accurate quote
Have these ready before you call:
- Approximate square footage, and how many floors
- How often you want service
- Number of restrooms and breakrooms
- Any special areas (conference rooms, a lobby, a gym, a kitchen)
- Types of flooring
- Your preferred hours, and how the crew will get in
- Any trouble spots you already know about
Honest answers up front lead to a price that holds up later. Then ask for an on-site walkthrough. A price that comes from seeing the space is more reliable than one guessed over the phone. We offer a free quote or an on-site walkthrough. We can quote a flat monthly price or a per-visit price, whichever fits you.
Questions to ask any cleaning company before you compare prices
- What exactly is on the task list for each visit? Can I see it in writing?
- How often will the crew come, and will it be the same people?
- Who supplies the cleaning products, equipment and restroom paper?
- Are you insured, and can you show proof?
- What happens if something is missed? How fast do you come back?
- Is there a long contract? How do I end service if it is not working?
- Who do I call when I have a problem, and how fast do I hear back?
Put the answers side by side. A low price with vague answers is not a bargain.
